Our Rental Policies
Our rental policies are designed to ensure clarity, fairness, and comfort for all guests. From booking and cancellations to property care and guest responsibilities, these guidelines help maintain the quality of our properties and your stay.
1. Booking and Payment
- Reservation Confirmation: A reservation is confirmed upon receipt of a deposit (typically 50% of the total rental fee) or full payment, depending on the booking timeline. Full payment is due 30 days prior to check-in.
- Accepted Payment Methods: We accept major credit cards, bank transfers, or secure online payment platforms. All payments must be in USD.
- Minimum Stay: Properties may have a minimum stay requirement (e.g., 2–7 nights), which varies by season and property.
- Rates: Rates are subject to change until the reservation is confirmed. Quoted rates include standard fees but may exclude taxes, cleaning fees, or optional add-ons (e.g., travel insurance).
2. Cancellation Policy
- Standard Cancellations:
- Cancellations made 60+ days before check-in: Full refund of rental payments, minus a $50 administrative fee.
- Cancellations made 30–59 days before check-in: 50% refund of rental payments.
- Cancellations made less than 30 days before check-in: No refund.
- No-Shows: Failure to arrive without prior cancellation forfeits all payments.
- Travel Insurance: Guests are strongly encouraged to purchase travel insurance to cover unforeseen cancellations due to illness, weather, or other covered reasons.
- Force Majeure: No refunds will be issued for cancellations due to uncontrollable events (e.g., hurricanes, pandemics, or government travel bans) unless covered by travel insurance. We may offer a credit for a future stay at our discretion.
3. Check-In and Check-Out
- Check-In Time: Standard check-in is after 4:00 PM local time. Early check-in may be available for a fee, subject to availability.
- Check-Out Time: Standard check-out is by 10:00 AM local time. Late check-out may incur a fee equivalent to one night’s rental rate.
- Guest Verification: Guests must provide valid identification and contact information at booking. The primary renter must be 25 or older and present during the stay.
4. Guest Responsibilities
- Occupancy Limits: Only the number of guests specified in the reservation agreement may occupy the property. Unauthorized guests may result in eviction without refund.
- Good Neighbor Policy: Guests must respect the property and surrounding community. Excessive noise, parties, or illegal activities are prohibited and may lead to immediate eviction without refund.
- Property Care: Guests agree to treat the property with care, leaving it in the same condition as upon arrival (normal wear and tear excepted). Report any damages or issues promptly.
- Prohibited Activities: No smoking, pets (unless explicitly pet-friendly), or open flames (e.g., candles) are allowed unless specified in the property listing.
5. Damages and Security Deposit
- Security Deposit: A refundable security deposit (e.g., $200–$1,000, depending on the property) is required at booking. It will be refunded within 14–21 days after check-out, provided no damages or policy violations occur.
- Damage Liability: Guests are financially responsible for damages caused by misuse or negligence. Costs for repairs, replacements, or excessive cleaning will be charged to the guest’s credit card or deducted from the security deposit.
- Limited Damage Waiver: For an optional fee, guests may purchase a damage waiver covering accidental damages up to $2,000, subject to terms and conditions.
6. House Rules
- Parking: Only registered vehicles. Parking in driveway and on the side street of Blue Indigo.
- Amenities: Bayside pass must be purchased to use all amenities. Use of amenities (e.g., pool, hot tub) is at the guest’s risk. Follow all posted guidelines to ensure safety.
- Trash and Recycling: Guests must dispose of trash and recyclables according to property instructions. Additional fees may apply for improper disposal.
- Maintenance Access: Management may enter the property for necessary repairs or inspections with reasonable notice, except in emergencies.
7. Liability and Safety
- Assumption of Risk: Guests use the property and its amenities at their own risk. Time of Your Life Vacation Rentals is not liable for personal injury, loss, or theft of personal belongings.
- Emergency Procedures: Guests will receive emergency contact information and safety instructions upon check-in.
- Compliance with Laws: Guests must comply with all local, state, and federal laws during their stay.
8. Third-Party Bookings
- If booked through a third-party platform (e.g., Airbnb, Vrbo), additional terms or fees from that platform may apply. Review third-party policies before booking.
- Direct bookings through our website may offer more flexible cancellation or refund options.
9. Modifications to Reservation
- Date Changes: Subject to availability, guests may request date changes 60+ days before check-in with no penalty. Changes within 60 days may incur a fee or be treated as a cancellation.
- Rate Adjustments: If a reservation is modified, rates may be adjusted to reflect current pricing.
